Do you have to wait 6 months to refinance an FHA loan?
The FHA rate-and-term refinance allows borrowers to change their loan's interest rate, the loan term, or both. To refinance this type of mortgage, you're required to wait seven months, which is enough time to make six on-time payments on the mortgage.
FHA-specifics
If you can show proof that you have now been employed for at least a six-month period before requesting a FHA loan, AND that before any employment gap you worked for two-years straight or longer, you have the potential to get approved.
For a simple rate-and-term refinance, you can refinance at any time if it's a conventional loan, after seven months if it's an FHA streamline refinance, after 210 days (or six payments, whichever is longer) if it's a VA loan or after 12 months if it's a USDA loan.
FHA First Mortgage
Borrower must have owned property for 12 months AND if encumbered by a mortgage made payments for the last 12 months within the month due.
But that's not all; FHA loan rules state that the borrower must have a minimum of six months' worth of payments on the original mortgage. So we can see that for FHA cash-out refinance loans, the minimum wait time is 180 days but contingent on the payments being made on time.
As long as you qualify and there's a financial benefit, you don't have to wait to make the change. However, you'll need to make at least six payments on your current FHA loan to take advantage of the easy qualifying guidelines of an FHA streamline.
The three primary factors that can disqualify you from getting an FHA loan are a high debt-to-income ratio, poor credit, or lack of funds to cover the required down payment, monthly mortgage payments or closing costs.

FHA loan limits increase most years, and 2023 was no different. For this year, the FH floor — the cap in most housing markets — increased from $420,680 to $472,030, a 12% increase. The ceiling limit in high-cost markets also increased considerably, jumping from $970,800 in 2022 to $1,089,300.

How many months do you skip when you refinance?
